Very slow water leak over a long period from Flat A into Flat B has now caused the ceiling to collapse. Tenant of Flat A is not answering letters, phone calls or door calls (apparently he is in bed all day!). Landlord is abroad and not answering calls or txt (his father). The management company want to force entry into Flat A to fix and limit further damage.
Is this reasonable? How much notice or how much water is reasonable before the management company would have grounds to force entry? Yes we could try for a court order but with water coming through ceiling is that reasonable?
