Which agreement

HI All,

A little bit of advice needed please. I have a friend of mine that owns a large building which has been split into rooms, he purchased it this way. He lives in a self contained flat which is attached to the main building. He is letting the rooms in the main house (5 of them) and is issuing an AST on each of them for six months. I believe he should be issuing a lodger/license agreement as I feel he is classed as a resident landlord, however different people seem to have a different idea on whether he is actually classed as a resident landlord or not.

I have no involvement in shared accommodation or HMO's so thought it would be prudent to ask and gain a better understanding.
