Landlords Rights to Claim Deposit

Tenant vacated property one day into next periodic tenancy and before Bailiff arrived. LL did not agree to allow tenant to overstay. Can we claim one months rent and community tax?

Tenant has not left a forwarding address, we have tenant's email address. Tenant has left belongings. If we email tenant to inform tenant that we plan to dispose of the belongings after 14 days - would that be acceptable in law? Deposit protected, tenant got full copy from Agent.

Tenant rented furnished property, it has been left with a major infestation of fleas. Cleaning company have stipulated that all furniture must be removed in order to fumigate. My proposal is to fumigate property with furniture still in it prior to removing furniture to a storage company while a second fumigation is carried out. We do not wish to move fleas to the storage area. ould it be fair to expect the tenant to pay for the fumigation, the removal of furniture to the storage company for one month. One month is the minimum storage rental period.

Lastly, can Court costs awarded by the Judge be claimed from the deposit as the tenant has made no effort to pay.
