relative newbie to letting and a problem has arisen. Got a tenant on 6 month AST that ended 19th of jan, she started "playing games/telling tales back in october regarding rent payments.She is in arrears of £900+ up to jan 6th but I am getting the rent from that date off benefits dept. I issued her with notice that the tenancy would end as in the ast on dec 19th and that i required her to vacate by feb 19th. she wont respond to the repayment request of the bond/deposit with the dps and the council housing are stating thet they are classifying her siuation as " intentionally homeless."
Still early but, what are my next options for firstly getting her to leave (having doubts she will want to go) and then the subsequent claim for unpaid rent and any realistic repairs. Some small repairs to address but again she hasnt moved out as yet.
Sorry if its a bit naive and long winded but iI would like to get things sorted with the minimum of upset to any party.
