Discounts for usage restrictions.

I have a small group of commercial property situate on what is essentially the better part of an industrial estate, although it carries the name Business Park. The properties adjoin each other, are essentially identical in construction and share a common landscaped parking area, the development was built between 2000 and 2004, all are occupied. All properties are either 3,200 or 4,800 sq ft

Usage varies from A1, B1-B8(c/w trade counter) and D2, although not all have planning permission for all these uses.

I am potentially facing arbitration in regard to the B1-B8(c/w trade counter) properties and would assume the residual properties will provide reasonable comparable evidence. I am unsure though what sort of discount might be applied to the rents for the A1 and D2 properties to make a comparison to the properties where usage is limited to B1-B8 with trade counter.
