I think I've made a pretty huge error!
I have a 3 bed detatched house in south Manchester.
I live in the property and let 3 rooms.
It is not registred as a HMO. I honestly didnt think I had to register if I lived in the property! From what I've read, I think I may be letting rooms illegally.
So the bare facts are as follows -
It is a 2 storey 3 bed property.
I live in the property.
It has 2 living rooms (I have let one of these as a bedroom)
I have 3 lodgers.
It has a main bathroom, an en-suite bathroom (which I use) and a downstairs loo with sink.
It does not have fire doors.
I dont think it has double plaster board cielings.
It doesnt have smoke detectors (beyond the normal B&Q battery type things)
I dont want to approach the council until I have a better idea of what I need to do to make them happy.
I know I made huge error letting the extra room. I need a bit of advice as to what I may need to do to bring the house up to code for letting 3 rooms.
Any and all advice greatly appreciated.
