My tenant left the property in bad condition. I have been very reasonable about it
and keeping him informed. two major things that he left bad.
1. when tenant moved one year ago my property's paint was scratch less as I lived
their myself before his 12 months tenancy that ended in Aug 13. When I last inspected the house in July 13 for final inspection, I told the tenant that there were scratches and marks everywhere. When he left the property, instead of painting the whole room he just went with paint brush over scratches on all four walls of the room and that looks bad now because of visible random brush strokes here and there.
2. My kitchen work top was perfect. but they must have been putting hot pans that has made one of the work top light brown burnt and uneven.
I have pictures for both before and after of every single thing of the property.
Tenant has moved out now and I have asked a professional to help me to paint the room. the quote i got to paint 4.2 x 4.2 rooms is only £190. that is reasonable?
I informed this to the tenant and the tenant says that he will come back and paint the room himself.
first of all should I charge him for above two items?
2nd - he is not a painter by profession and I dont want him to create more problems by painting himself because professional person uses plastic sheets to cover furniture etc and use masking tapes..
I need to get these things done to get good rent from my next tenant. plus my flat is in a area where it could be let next day but i m having to keep it empty for to get this work done. I am a honest person and dont want my x tenant to pay a single penny etc for any work he is not liable for.
I would appreciate your comments here.
