Everything is documented and deposit handled properly.
The tenant made unauthorised alterations to the property causing damage.
Tenant then agreed repairs and costs in writing in advance, which were then carried out during the final weeks of the tenancy and which I paid for.
Tenant is now claiming betterment and asking for a reduction in the cost.
I am frustrated that the tenant has acted in this way, had the unauthorised alterations not been made there would have been no need for any works, but with the works the rooms are obviously in (slightly) better condition.
Please can anyone advise if this is indeed a case of betterment or not.
If it is I would feel like I was forced into the situation by the absolute need to repair the damages that resulted from the unauthorised alterations.
